1) Is there a max time frame for us to build a house from my closing date?
ANSWER:
No time frame to build.
2) How far back can I position the house on the lot? Can one have whole house set back beyond the back of the house to the North? It looks like only 10ft min from side boundaries and 50ft from the back flood zone, but wanted to get more specifics.
ANSWER:
See section 3 paragraph G of the CC&R's.
3) How much sod or maintained lawn is required? Does sod need to extend all the way to the side boundaries of the lot in front of the house to the street? And how far from back of house?
ANSWER:
See section 4 paragraph f of the CC&R's. We do like to see the entire front/street area sod/landscaped. The back of the larger lots is not required.
4) Is there culinary water for grass irrigation and how is that charged?
ANSWER:
Yes there is irrigation water to your lot. You have to put in your own irrigation system. Your annual HOA dues of $120 covers your the irrigation fees that the HOA pays to Trail Creek Irrigation.
5) We noticed leasing is allowed, but what are the rules? Assuming annual leasing is fine, but can you do monthly, weekly, nightly?
ANSWER:
Yes, you may lease your home. There are a few homeowners that VRBO their home. So far we have not had any complaints. If you choose to VRBO your home, we just ask that you let your renter know the CC&Rs rules that would pertain to them, and that they are respectful of their neighbors and the neighborhood. We have a lot of families with small children and anyone staying in our neighborhood should be cautious of children and families walking and riding their bikes. Driving slowly is a MUST.
6) Are modular homes allowed?
ANSWER:
No, modular homes are not allowed. Homes must be stick built on site.
7) Can you build a modern sided slope roof house such as in this plan? Assuming we can get below 30ft height.
ANSWER:
See section 2, all paragraphs, and section 3 paragraph b of the CC&R's. Most modern style homes do not meet these criteria.
8) Do driveways need to be paved or concrete or is gravel allowed?
ANSWER:
Driveways can be paved, concrete OR gravel.
9) About 1/2 way into the lot going towards the stream, the yard slopes about 4-5 feet. Can we backfill back some to be level with the front 1/2 of the yard
ANSWER:
I'm not sure I understand the question, but as long as you still meet all of the drainage requirements as described in section 4 paragraph b of the CC&R's.
10) Do I need to have the grass cut before i build?
ANSWER:
No, you do not need to have the grass cut before you build.
11) Are all utilities to the lot, electric, water, gas, phone, internet irrigation water, etc?
ANSWER:
There is electric from Fall River Electric, City of Victor water, Internet and land line from Silverstar, and irrigation water on your lot. If you choose to have gas, you will bury a propane tank. There is NO natural gas to your lot.
